  About our property

The house is a renovated 18th Century Agenais farmhouse, surrounded by some 10 acres of fields planted with different crops from year to year.

It is all at ground floor level, except the mezzanine in the sitting room. There is a also a loft bedroom above most of the house. The house has a lot of character with most original features (beams, fireplaces) preserved. All plumbing, bathroom fittings and electricity have been put in within the last 7 years. The house is furnished with recently acquired beds, comfortable chairs and country style tables etc.

Kitchen:

Large pine floored room giving on to the south facing verandah area which is the usual entrance to the house.

The old stone sink and fireplace have been retained, but a new sink, fridge freezer, dish washer, washing-machine and cooker have been installed. The cooker has a gas/electric hob and an electric oven.

There is a farmhouse table seating six in the centre of the room and a large dresser and ample cupboard space. All necessary tableware and cooking utensils are provided.

Coffee machine, microwave, kettle, magimix, juice maker and toaster are also supplied.

Bedroom 1: (off kitchen)

Large room with fitted wardrobe and a beautiful view across fields down the valley.

Bed can be either joined to create a king-size or split into two twin beds.

Bedroom 2:

Two twin beds and large built-in wardrobe. The room has a view south through the verandah to the garden area.

Bedroom 3:

Double bed "lit-bateau" and built-in wardrobe. French doors open out onto garden area.

Bathroom:

Bath tub with shower attachment, basin and WC.

Shower room:

Corner shower with fitted door, large basin and WC.

Sitting room:

Very spacious (60 sq. m.) living area with dining table at one end. Sofa and chairs around large stone fireplace. French doors give onto garden, side door gives on to west facing terrace. Views all round. There is a compact disc hi-fi and grand piano for the convenience of guests.

Overlooking the sitting room is a mezzanine, accessible by a steep staircase, providing additional sleeping space or area for reading. There is a DVD television on the mezzanine. A further bedroom is accessible (low entrance) in the loft beyond the mezzanine. This bedroom is not usually let – but may be specially requested. It has a large double bed and basin.

Outside the house

Garden area and pool south facing and completely private. The nearest neighbour is 500m away.

Barbecue opposite kitchen entrance.Garden furniture, deck chairs and four adult bikes in garden shed.

The pool is unfenced (12m x 6m, with 2.2m deep-end) but equipped with an alarm. There is a shaded eating area and lawn next to the pool.

Car port under lean-to barn roof, beside kitchen.

Outhouse for pool equipment, with additional fridge. Separate barn.

Surroundings

Fields on all sides. One kept in grass for recreation (camping, ball games etc).

There are tracks and bridle paths from the house to surrounding woodlands and hill tops, providing plenty of opportunity for walks and bike rides. The bakery at the bottom of the drive is the principal walking (cycling) duty in the morning!

Abour the region

The house in just outside the village of Montagnac-sur-Lède, a sleepy Agenais hamlet with a 13th Century church, boulodrome and telephone booth. The bakery is just below the village about ten minutes walk down the drive from the house.

The nearest shopping town is Monflanquin, a beautiful bastide town with market square (market on Thursdays) and supermarket, patisseries, butcher etc. The 10 km are a ten minute drive or 25-30 minute cycle ride. There are tennis courts and other sports facilities as well as cafés and restaurants. Within easy cycling distance there are plenty of villages, two chateaux and other bastide towns.

Getting there

Bergerac, Toulouse and Bordeaux airports are convenient for this region.
