  About our region

Set in rolling hills and fields on a high point in Agnac, Quatre Chênes enjoys excellent views over beautiful gentle countryside, especially to the west. The area is abundant in history with many castles and medieval towns - within two milesBeautiful views from Quatre Chenes is the picturesque town of Eymet, with its cafes and restaurants. Further afield are Sarlat, Montpazier and Monflanquin. Les Eyzies is famous for its cave dwellings and paintings and of course the region boasts many vineyards such as Duras, Monbazillac, St. Emilion and Cahors.

About our property ( Sleeps up to 13 )

Quatre Chênes is a fine stone built property, which although modernised and very well finished, still carries memories of its original construction as a large barn. It stands in several acres of well tended land, with a private swimming pool close by to the north, and the boules court to the west under the oaks from which the property takes its name. The west verandah is a superb place to wine, dine and chat in peace and quiet late into the night, or you can swim, play boules or table tennis.Boules court and gardens

Ample parking is available around the property, with entry to the house via the south terrace or the north from the large parking area, which can accommodate large vehicles. Entering the house from there, you come into a:

Large kitchen with fitted pine furniture, gas/electric hob, extractor fan, built in oven, fridge/freezer, smaller fridge, dishwasher, microwave and an extensive range of kitchen utensils. A staircase leads from there to upstairs.

The dining room is in the same open plan room as the kitchen, and has a large central table and chairs, books and hi-fi. A door leads from there into the:

Utility room (exit to the south terrace), with boilers for gas central heating and hot water, washing machine, double sink plus ample storage space. A separate toilet is in the same area.

The lounge area is at the opposite end of the kitchen, with comfortable settees and chairs. In this area is the TV (with BBC card & French domestic channels), with separate DVD & video. A door leads from here into the:

Large en-suite bedroom (double bed), with the shower room being fitted out to allow usage by a handicapped person. In turn this bedroom has access to the south verandah, then to the western one.

All areas mentioned to date are on one level to allow ease of access for people with walking difficulties, or for wheelchairs. On the west side of the lounge is a further exit, through French windows down steps to the west verandah that stretches the whole width of the house. On this verandah is the main stone barbecue, with a long table for the whole party. The house is often let to just a couple, as the downstairs is self contained and can be curtained off from the first floor to make a large cosy apartment.

For larger groups upstairs there are:

Four large bedrooms, two with double beds, one with three singles and the fourth with two single beds and two bunk beds. All the bedrooms are furnished with light clean pine furniture, large wardrobe and chest of drawers. The facilities upstairs are shared and comprise:

One bathroom with handbasin.

One shower room with basin and toilet, and a separate toilet.

Moving outside, to the west there is the table tennis area, Table Tennisthe floodlit boules court and children's swings. The swimming pool to the north is in a fenced area and has large terraces around the 11m x 5m pool. The pool is 1m deep by the steps, after 3.5m sloping down to 1m 60. The pool itself is floodlit, and there are several lights on the terrace to make the pool area enchanting for late evening swimming. There are ample sunbeds and hammocks, together with table and chairs and a second smaller barbecue should that be needed. The solar heated shower is very effective for showering before and after swimming.

Getting there

There are airports at Bergerac, Bordeaux, Limoges, Agen, Toulouse and Angouleme, as well as the high speed TGV rail network with several convenient stations

On short term lets bedlinen, kitchen towels and tea towels are provided, together with toilet rolls and cleaning materials. Your rent also inludes all electricity, gas and water. Personal towels are not included.

Long term lets are available from November to April on special terms.

Off-season the property can be rented on long lets (2 months or more) at a monthly rent between £600 - £800 ( depending on the numbers in the party) exclusive of electric, gas, water and the supply of linen and household items.

Pool and garden maintenance are included.

Long lets throughout the year will be considered on terms to be agreed.

Booking Conditions

Saturday changeover with arrival from 5.00 pm on the first day and departure no later than 10.00 am on the last day. Your advice on expected arrival time would be appreciated

30% deposit is payable on booking with the balance in full at least 6 weeks prior to arrival date.

Prices are based on the agreement that no more than the original number of persons confirmed with the booking may occupy the property, without prior consent. Off peak, any agreed additional occupants will be charged pro-rata.

A security deposit of £250 is payable with the balance instalment. This will be repaid within two weeks, subject to any retention to cover repair/renewal costs of any damage.

Should you be obliged to cancel, the full rental will remain payable, though every effort will be made to relet the property. If this occurs, a refund of amounts paid, less any costs/expenses for reletting, will be made. For your own protection we ask that you take out comprehensive holiday cancellation insurance. For our part we carry Public Liability Insurance for any accidents due to our negligence.

The property will be clean and tidy upon your arrival and we ask that you leave it in the same state on your departure.

For the sake of people who may be allergic, we regret that we cannot accept animals, on short term lets.

NB French Law & Practice requires that parents have sole responsibility for their children. In addition, children under 14 years are not legally allowed to be unaccompanied by a swimming pool.
